I used to wonder why people would leave their rental homes in the middle of the night. Why they would tear it up, or leave it so filthy. I have always thought that this was wrong. I still do, but I have finally come to know why they do the things they do.

After dealing with the real estate company from Satan the Devil and looking at homes from several different real estate management companies I can actually sympathize with the renters here in Palm Coast Florida.

In an earlier blog I mentioned things you as renters should watch out for. Here are a few more things.

1. When someone tells you they will hold the house for you if you will relinquish your claim to your security deposit. (In other words let them keep it.)
That they can get the owner of the house to come down from $850 to $775 if you relinquish your security deposit. But the security deposit is still $1200. dollars. It is a con. The house probably already rents for $775. and as you are paying the real estate agent not the owner he's probably pocketing the rest.

2. You come across an owner of a home who lives out of state they refer you to the management company they are using. You get conflicting information.

Example:

(a)I don't know what the security deposit is you will have to talk to the agent who is handling the property for me, but my rent is $840 a month
(b) The agent who is handling the property I don't know. It is up to the owner to set the security deposit. But my company charges $1200.
3. Please be careful of signing papers that relieve the management company of all obligation of the property because they don't own it, they are just managing it.
4. Landlords are suppose to supply pest control. Look at your contract very close, these agency are very sneaky and will check the box under tenant and you will end up supplying pest control for yourself. When you live in a condo or condominium or apartment you can expect lots of roaches and spiders. Even the single family homes that I have looked at especially the empty ones that have been sitting for a while have plenty of dead roaches and some large spiders laying around in almost every room. They smell of mold and mildew. Not clean at all this is what the real estate management companies are renting out, and they are very bad for your health.

Don't expect them to clean them either some will tell you that you are renting as is. Others will lie and say they are going to clean them but if you are coming from out of town don't expect it to be clean, give yourself time before your belongings get to you, so that you can clean it for yourself. Don't think that your confronting them will help either, they simply tell you that to some people clean means different things. That should tell you right then that person is nasty.

I am not saying that all real estate companies are that way, as I have not dealt with all of them. What I can tell you is that 6 out of 7 so far have been that way, and two of them I strongly feel are con artist.

To me Palm Coast Florida real estate agencies are the biggest racketeers since AL Capone. The real estate here far succeed lone sharks, or con artist's, In fact they make them look good in comparison. Maybe the Federal Government should get involved and bring somebody like Elliot Ness back to clean them out and leave the few good ones that may still be in existence. One other thing the odor's here in Palm Coast are the worst I have ever encountered,If you are sensitive to foul smells then this would not be the place to come and live.

I have found one real estate agent to deal with I will let you know how it comes out. Until next time be careful all you who are looking for rental homes the con's are out there in droves, just waiting to relieve you of your hard earn money.
